Get Started: Submission Criteria & Details

What We're Looking For

  • Single-family home designs suitable for lots common in the Palisades (View list of lot sizes)
  • Plans that incorporate wildfire-resilient construction methods (ember-resistent features, etc.)
  • Designs that reflect the aesthetic and character of the Pacific Palisades, including modern, traditional, and transitional styles (Overview of Palisades history and development, including dominant architectural styles and Details of Architectural Styles)
  • Scalable or modular options that allow for interior customization or ADU integration
  • Designs that meet all applicable City of Los Angeles building and zoning codes

Criteria & Guidelines

All submissions will be reviewed by LADBS and the Department of City Planning for inclusion in the program. Each submission must include a complete architectural and structural drawing set with accompanying code compliance documentation.

Be Part of The First Wave of Pre-Approved Standard Plans

Submit your single-family home plans by September 30, 2025 to be part of the first collection of pre-approved standard plans available. These submissions will be prioritized to quickly establish an initial catalog of plans available to homeowners. Submissions will continue to be accepted, reviewed, and released to the public on an ongoing basis.

Fees

LADBS will charge plan review fees based on the number of required hours to review initial plans for pre-approval. Once an owner chooses a pre-approved plan for permitting, building plan check and permit fees will be based on the total project valuation (total cost of construction).
